Tiling and Carpeting Services in Australia industry analysis

The Tiling and Carpeting Service industry has derived a one-off stimulus since 2022 through removing and replacing carpets and other flooring in Queensland’s and New South Wales’ flood-affected regions. Still, the industry’s performance has been severely constrained by a recent new housing construction slump. Industry revenue is expected to contract at an annualised 2.4% to $5.8 billion in 2023-24, including a decline of 4.8% in the current year.

The residential building market provided some stimulus for domestic tiling and carpet installation services on the back of historically low interest rates and the Federal Government’s HomeBuilder stimulus through 2021-22. Still, the recent mortgage interest rate hikes have contributed to a sharp new housing construction correction. Contractors have faced deteriorating conditions in the apartment and townhouse construction market since its 2017-18 peak, but this has been largely offset by solid non-residential building trends through 2023-24, particularly for tiling and resilient flooring laying in institutional buildings like schools, hospitals and aged care facilities.

Home renovation tiling and carpet installation has provided a solid revenue source for the industry’s many small local contractors. This spending is supported by favourable household income trends and rising house prices. The constant substitution threat by DIY homeowners has contained profitability in the home renovation and repair markets, and the industry’s profit performance has also been constrained by escalating input costs resulting from COVID-19 supply chain blockages.

A return to a more favourable residential building market is expected to drive up domestic tiling and carpeting installation activity through 2028-29, with much of this expansion coming from an apartment construction upswing in response to mounting population pressures. Commercial tiling and carpeting contractors will continue to generate solid revenue the non-residential building market as the economy expands following COVID-19 pandemic restriction easing. Industry revenue is forecast to climb at an annualised 2.5% to $6.6 billion through the end of 2028-29.

Trends and Insights

  • The current new housing construction slump corresponds with the mortgage interest rate hike and the HomeBuilder stimulus wind-down. Weaker housing market tiling and carpeting work has been partly offset by non-residential construction growth.
  • Carpet installation activity has fallen – particularly in Victoria – in response to the recent new housing construction slump. Southern state dwellings typically have larger carpeted areas than northern states due to their cooler climates.
  • The industry’s minor skew towards Victoria reflects the greater propensity for carpet installation in colder climates. Floor tiling activity in Victorian homes tends to focus on kitchens and wet areas like bathrooms and laundries.
  • The industry is exposed to the constant threat of substitution by DIY homeowners. Tile and carpet installation novices can access instructional videos online and through manufacturer instruction manuals.
